  • Be present day of tenant move in to set standard of involvement 

  • Provide all tenant paperwork, including application and lease

  • Collect the rent

  • Deal with late payments, partial payments and no payments 

  • Handle all bookkeeping and record keeping

  • Maintain the property

  • Periodic inspections

  • Handle emergency repairs

  • Enforce policies and house rules

  • Provide monthly accounting statements and reports to owners 

  • Any other needed service

Rent Out Service

What's Included:

 

Market rent analysis or your property, initial walk-through of your rental to prepare it for the rental market, advertising, tenant credit background checks, employment/income verification, potential tenant interview, unlimited property showings, professional For Rent signs posted on property, preparation of lease agreements and all documents required, thorough "move in walk through with new tenants, financial statements of all transactions with new tenant.

 

Fee: $725.00 per lease. *$150.00 Up front fee due upon contract signing. 

 

*This fee is based on a vacant rental property. Extra fees may apply to assist if there are existing tenants residing in unit. We do not handle evictions, but can serve 3-Day notice to pay or quit. ($50.00/ Notice Personallty Served) Eviction attorneys referrals available upon request. Rental unit must be move-in ready before showings are scheduled. 

 

 

Full Service Property Management

 

What's Included:

 

Market rent analysis or your property, initial walk-through of your rental to prepare it for the rental market, expert advice consultation, advertising, tenant credit & background checks, employment/income verification, potential tenant interview, unlimited property showings, professional "For Rent" signs posted on property, preparation of lease agreements and all documents required, thorough move in walk through with new tenants, preparing rental unit for new/next tenants, move-out walk through of unit, security deposit calculation, financial statements of all transactions with new tenant, lease renewals, monthly updates, monthly pay out to vendors, random drive-by of the property, 6 month inspections, annual inspections, smoke detector inspections, carbon monoxide detector inspections, monthly financial reports, updates on new housing/rental laws, contact for tenants for maintenance/concerns, annual financial reports which includes 1099 to vendors and monthly newsletters.

 

*Flat rate of $135 per month 

 

**Fee may differ if the property is vacant. $75.00 additional fee if vacant. 1 year contract. Rental unit must be move-in ready before showings are scheduled.
