Please read these instructions carefully.  Failure to follow instructions may result in denial of your application.  Pet Policy is STRICTLY enforced.  If you have, or intend to have pets, please read the Pet Policy, located on the "Tenant" page of our website first. 

 

Note: We recommend using Internet Explorer, Google Chrome or Mozilla Firefox internet browsers to prevent errors when submitting applications.  Other website browsers may not be supported and may result in errors.  

 

1.  Application fees are $43.00 per applicant. APPLICATION FEES ARE NON-REFUNDABLE ONCE SUBMITTED. Each adult person (18 years or older) intending to reside in the home must complete a separate rental application.  This includes spouses, parents, and adult children.  Individual applications WILL NOT BE processed until ALL applications from your group/household have been received; this includes pet applications. 

2.  A separate working email address is required for ALL applicants. "Shared" or joint email accounts are not permitted.  (Free email can be set up using Gmail, Yahoo, or Hotmail.  Computer and internet access is available at most public libraries or at our office).

 

3.  Applications must be filled out COMPLETELY.  Incomplete applications will be rejected (use n/a when necessary). Failure to disclose information may result in the entire household being denied.  PLEASE NOTE, regarding the question of Gender: Dry Creek Realty does not discriminate on the basis of gender or any other protected class; however for the purpose of performing a criminal background investigation, each applicant's legal gender is required.  

 

4.  Valid (not expired) Photo Identification is required for each applicant and must be presented at the time of lease signing. Acceptable forms of identification include state or government issued driver's license or identification card, student ID, military ID, passport, or other governmental or official photo identification card of the USA or any other nation or country. Birth certificates, social security cards, or other non-photo identification material will not be accepted.

 

5.  All applicants/signers must be present (in person) at the lease signing appointment.  

 

6.  All move-in funds (rent + deposits) must be present, but separate, and in certified funds (cashiers check or money order only, one for rent and one for security) at the time of lease signing.  

 

7.  Proof of Renter's Insurance must be provided at the time of lease signing.  Renter's insurance must meet specific criteria, details are available on the Tenant page of our website or by clicking HERE.

8.  Applicants are required to provide proof of income and/or ability to pay rent in accordance with our Tenant Qualification Standard (2 and 1/2 times the amount of rent), available on the Tenant Services page of our website.  Applicants may prove income through pay stubs, tax returns, bank account statements, annuity or trust account statements, etc.  Documentation must be legal and valid.  Proof of income can be faxed or emailed to our office, but must be received and deemed sufficient before any application can be approved.
